O. Institution of a suit at law to attempt to effect
collection of a payment of any delinquent assessment shall
not be deemed to be election by the Association which shall
prevent its thereafter or simultaneously, seeking enforcement
of the collection of any sums remaining owing to it by
foreclosure, nor shall proceedings by foreclosure to attempt
to effect such collection be deemed to be an election precluding
the subsequent or simultaneous institution of a suit at law
to attempt to effect collection of any sums then remaining
owing to the Association. By accepting a deed to a parcel
herein, an owner shall be deemed thereby to have waived any
homestead or exemption rights otherwise given to such owner
under the laws of the State of Florida or any other jurisdiction
with respect to correction of assessments or enforcement of
lien rights granted herein.
P. At such time as the owner closes on his purchase of
a parcel herein and becomes a member of the Association, he
shall pay an assessment of fifty dollars ($50.00) at closing.
In addition, at such time as the Board of Directors meets and
I~ determines the first annual assessment and provisions for the
payment thereof, notice thereof, and directions for payment
shall be given to all owners and notice thereof shall also be

given at closing to all owners purchasing a parcel subsequent

~ to the establishment thereof and the new owner's assessment

shall be adjusted in accordance to the number of months
remaining in the fiscal year.

Section 7. Architectural Committee. The Board of

Directors shall have the power and authority to appoint a
committee to be known as the Architectural Committee to
approve or disapprove of plans for alterations, repairs,
additions and improvements to the parcels and dwelling units
or to make recommendations to the Board of Dirctors and the
Association with respect thereto, which committee must
