conditions of this Mortgage and if Mortgagee shall default
in the obligation to pay the installments of principal and
interest from time to time due under the Senior Note and
Mortgage, the Mortgagor shall, in that event, have the
right, but not the obligation, to cure the default of the
Mortgagee by making said payment and deducting the amount of
same from the next succeeding installments of principal and
interest due under this Mortgage.
Upon receipt of final payment by Mortgagee hereunder,
Mortgagee shall, in addition to satisfying this Mortgage of
record also provide to Mortgagor a satisfaction of the
Senior Debt in recordable form.
14. This Mortgage is given and accepted upon the
express provision that should the undersigned sell, divest,
transfer, relinquish or lose its right, title, or interest
in the loan security, or any portion thereof during the term
of this Mortgage, either voluntarily or by operation of law,
without the prior written consent of the Mortgagee, which
consent will not be unreasonably withheld, then the Mortgagee,
at its option, may accelerate all or any part of the indebt-
edness secured hereby and thereafter enforce the collection
thereof as herein provided or in any other manner provided
by law.
15. Mortgagor further covenants and agrees to comply
with all Federal, state and local laws and regulations with
regard to the protection of the environment including,
without limitation, both Federal and State air and water
quality standards and noise abatement regulations and local
zoning ordinances.
Connecticut rlutual Life Insurance Company joins in the
execution of this instrument for the purpose of agreeing to
perform each and all of the covenants and conditions therein set
forth as the same relate to its obligations to pay or cause to
€ be paid, the Senior Note and Mortgage as herein defined in
I accordance with the terms and conditions of this Mortgage and/or
Promissory Note.
