Grantee expressly acknowledges the existence of a Settlement Stipula- lion and Agreement for and Grant of Easements and Other Rights (the "Settle- ; went Stipulation") and a Declaration of Protective Covenants and Restrictions ~ (the "Protective Covenants"), as hereinafter set. forth. The Settlement Stipu- lation provides for this Condominium to be served by certain facilities of High Point of Fort Pierce Condominium Section 1 and the Protective Covenants provides for certain land use covenants upon the land areas described therein (including, but not limited to, portions of the land areas included within this ~ Condominium) and provides for certain drainage easements and other ease- ments and rights including, but not limited to, the "Roadway Easement", - "Sewage System Rights" , "Water System Rights" and "Future Development' Property Drainage Easement" , all as are more particularly described therein, all in addition to the other matters set forth in the Settlement Stipulation and h Protective Covenants, which other matters include, but are not limited to, the i' ~ obligation to pay certafn "Assessments" as are respectively set forth in the Settlement Stipulation and Protective Covenants .
