Indemnify Landlord - In consideration of said premises ~ being leased to Lessee for the above rental, Lessee, at all times: will indemnify and keep harmless Lessor from all losses, damage, liabilities, and expenses which may arise or be claimed against Lessor and be in favor of any person, firm, or corporation, for any injuries or damages to the person or property of any person, firm or corporation, consequent upon or arising from the. use or occupancy of sated premises by Lessee, or consequent upon or arising from any acts, omissions, neglect, or fault of Lessee (his agents, servants, employees, licensees, customers or invitee$), or consequent upon or arising from Lessee's failure to comply with the aforesaid laws, statutes, ordinances or regulations; that Lessor shall not be liable to Lessee for any damages, losses, injuries, or expenses which may arise or be claimed against Lessor and be in favor of any person, firm or corporation, where said injuries or damages arose about or upon said premises. 10. Repairs - Lessee shall, at all times during the lease and at its own cost and expense, repair, replace, and maintain in good, safe and substantial condition, all buildings and any j improvements, additions, and alterations thereto, on the demised premises, and shall use all reasonable precaution to prevent waste, damage, or injury to the demised premises. ~ z E 11. Possession - Lessor covenants to keep Lessee in quiet ossession of the remises Burin said term provided Lessee shall ~ P P 9 comply with all stipulations provided in this lease. At the ex- a ~ piration of this lease, Lessee shall, without demand, quietly and peaceably deliver up possession of the demised premises in as good , condition as they now are, normal wear and decay and damage by the elements only excepted.
