13. Abandonment - If Lessee shall abandon or vacate said
premises before the end of the term of this lease, or shall suffer

the rent to be in arrears, Lessor may, at his option, cancel this
lease, or Lessor may enter said premises as the Agent of Lessee, by
force or otherwise, without being liable in any way therefor, and
relet the premises with or without any furniture or equipment that
may be therein, as the~Agent or Lessee, at such price and upon such
terms and for such duration of time as Lessor may determine, and
receive the rent therefor, applying the same to the payment of the
rent due by these presents, and if the full rental herein provided
shall not be realized by the Lessor over and above the expenses to
Lessor in such reletting, Lessee shall pay any deficiency. Lessor
shall, in addition, have the right of any other remedies allowed
under Florida Statutes.
14. Condemnation - If all of the demised premises or such
part thereof be taken or condemned so it does not remain a portion
acceptable for occupation hereunder, this lease shall terminate.
, Any compensation awardable by reason of said condemnation shall be
~ the property of the Lessor.
j 15. Destruction of Premises - In the event of a partial

~ destruction of the premises during _the term from any cause, Lessor

shall forthwith repair the same, provided the repairs can be made
within 60 days under the laws and regulations of applicable
governmental authorities. Any partial destruction shall neither
annul nor void this lease, except that Lessee shall be entitled to
~ a proportionate reduction of rent while the repairs are being made,
an ro ortionate reduction bein based on the extent to which the

making of repairs shall interfere with the business carried on by
Lessee in the premises. If repairs cannot be made in the specified
time, Lessor may, at Lessor's option, make repairs within a reason-

able time, this lease continuing in full force and effect and the
rent to be proportionately rebated as previously set forth in this
section. In the event that Lessor does not elect to make repairs
