21. i~lritten Agreement -This Lease contains the entire
agreeR~ent between the parties hereto and al] previous negotiations
leading thereto, and it may be modified only by an agreement in
writing signed and sealed by Lessor and Lessee. No surrender of
the devised premises, or of the remainder of the term of this ;
lease, shall be valid unless accepted by Lessor in writing.
