CONDOMINIUM SPECIAL WARRANTY DEED
THIS INDENTURE, made this 24th day of ril , 1979, between

WITNESSETH:
That Grantor, for and in consideration of the sum of TEN (t10.00)
DOLLARS and other good and valuab~e consideration paid ~ by Grantee, the
receipt of which is hereby acknowledged, has granted, bargained, and sold to
Grantee and Grantee's heirs and assigns forever the following described real
property situated, lyinq and being in St. Lucie County, Florida, to wit:.
The Condaninium Parcel known as Apartinent 6 2 5 A of
Phase I I of HIGH POINT OF FORT PIERCE CONDOMINIUM
SECTION II (the "Condominium" ) according to the Declara-
tion of Condominium thereof, recorded in Official Records
g~g 3 0 4 at Pages 13 9 6 through 15 0 8 of the Puh:ic
Records o~ St. Lucie County, Florfda as such Declaration
may have been amended by any amendments thereto
hereLo filed in the Public Records of St. Lucie County,
Florida including , but not limited to , any amendment to
add the aforesaid Phase to the Condominiwn (if such
Phase be other than Phase I thereof).
Grantee, by acceptance hereof , and by agreement with Grantor hereby
expressly assumes and agrees Lo be bound by and to comply with all of the

f Condominium, includin g, but not li~nited Lo, the
' obllgation to make payment of assessments for the maintenance and operatlon
~ of the Condominium which may be levied against the above described Apart-
ment. Grantee expressly acknowledqes the existence ~ of a Settlement Stipula-
~ tion and Agreea~ent for and Grant of Easements and Other Rights (the "Settle-
~ ment Stipulation" ~ and a Declaratton of Protective Cavenants and Restrictions
~ (the -"ProteEtive Covenants"), as hereinafter set. forth. The Settlement Stipu-
~ latlon provides for this Condoaninium to be served by certain facilities of High
' Point of Fort Pierce Condominium Section 1 and the Protective Covenants
~ provides for certain land use covenants upon the land areas described therein
~ (including, but not limited to, portions of the land areas included withitt this
~ Condominium) and provides for ceirtain drainage easements and other ease-
ments and rights including, but not limited to, the "Roadway Easement",
a -"Sewage Syst~em Rights" ,"Water System Rights" and "Future Development' y
~ Property Drainage Easement", all as are more particularly described therein,
~ all in addition to the other matters set forth in the Settlement Stipulation and
~ Protective Covenants, which other matters include, but are not limite3 to, the
~ obligation to pay certain "Assessments" as are respectively set forth in the
~ Settlement Stipulation and Protective Covenants . Grantee expressly acknowl-
~ edges and assumes the obligation Lo uay the amounts assessed against the
Apartinent under both the S~ttlement Stipuiation and Protective Covenants and
~ acknowledges that "Assessments" under both the Settlement Stipulation and
? Protective Covenants against all properties now or hereafter included within
