secured hereby. The foregoing obligation shall in no event in-
clude in respect to the First Mortgaqe any ppnalty or pr.emium,
or any amounts required to be paid in addition to principal or
interest or any installments of pr~ncipal_ or interest which become
due by acceleration, except anv such penalty; premium, or amounts
required to be oaid as a direct result of Mortgaqee's failure to
perform her~obligations hereunder. If Mortqagee fails to pay the
installments of principal and inter_est due under the First M~rtgage
after r_eceipt from Mortqagors of the current payments of pri.ncipal.

full. or partial payment of princ~pa? or interest on the First
Mortgaqe; and, in such event, Mortgaqors mav deduct all such pay-
ments from the next payment due under. the Note secured hereby until
Mortqagor is repaid in full. for all ar.?ounts paid to the Firs-t ~
-Mortgaqee to reinstate the First Mortgage, including all costs and
attorneys' fees. t~lortgaqee hereby i.nctemnifies Mortqagors for all
costs and attornevs' fees incurred by Mortgaqors in defending any
