(d) Borrower takes such action as L.ender may reasonably requirc to assure that the lien of this Mortgage. Lender's interest
in ihe Property and Borrower's obligation to pay the sums securcd by this Mortgage shall cootinue unimpaired. Upon such
payment and cuc~e by Borrower. this Mortgage and the obligations securod hereby shall rcmain in full force and effect as if
no acceleration had occurred.
20. Asrisameot ot Reat~ AppoiMa~eat of Rcreive~. As additional security hereunder, Borrower hereby assigns to
lxnder the rents of the Propeny. provided that Bomower shall, prior to acceleration under paragraph 18 hereof or abandon- ~
ment of the Property. have the right to collect and retain such rcnts as t6ey become due and payabk. i
Upon acceleration tuider paragraph 18 hercof or abandanment of the Propetty. Lender shaq be entitled to have a
rcc~iver appointed by a court to enter upon, take pcusession of and manage the Property and to collect the rents of the
Property, i~cluding those past due. All rents collectai by the receiver shall be applied 6rst to payme~t of the costs of
management of the Property and collection of ronts, includinR, but not limited to, roceiver
s fas, pnmiums on receiver's i
bonds and rcasonabk attorney's fees. and then to the sums secured by this Mortgage. 'Il~e receiver st~all be liable to account
o~ly tor those rents actually received.
21. F~twe Ad~aacts. Upon request by Borrower, 1_ender, at Le~der's option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest ihercon. shall be securcd by this :
