20. Assigameot o[ Reatx Appoiatment of Receirer. As additional security hercunder. Borrower hereby usigns to
l.cnder the rents of the Property, provided that Bornower shall, prior to acceleration under pangraph 18 hereof or abandou-
ment of the Pmpeny, have the right to collect and retain such rents as t6ey bocome due a~d WY+bk-
' Upon acceleration under paragraph 1R hereof or abandonment of the Pmperty. Lender shall be entiQed to have a
rcceiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property. i~cluding those past due. All rents collected by the receive~ shall be applied first to payment of the coats of
management of the Property and collection of rents, including, but not limited to, receiver's fas. prtmiums on roceiver's
bonds and reasonable attorney's fces, and then to the sums securcd by this Mortgage. The receiver shall be IiaWe to account

21. Futnre Advaecea. Upon request by Borrower, t_ender, at Lender's option within twenry yeats from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be securcd by this
Mortgage when evide~ccd by promissory notes stating that ~aid notes aro secured hereby. At no time shall the principal
amount of lhe indebtedness socured by this Mortgage, not including sums advancxd in aocordanoe herewith to protect th~
,security of this Mortgage, exceed ihe original amount of the Note plus USt. ~
22. Reiease. UpQn payment of all sums secured by this Mortgage. Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if •rny.
23. Adoraey's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees. if any.
