all breaches of aoy other rnvenartts or agreements of Borrower contained in this Mo~tgage; (c) Borrower pays all rcasonahle ~
expenses incurred by Leader i~ enforcing the covenagts and agrcements of Borrower contained in this Mongage and in
enforcing [.er?der's remedies as provided in paragraph 18 hereof, including, but not limited to, reasonable attomey's fea: and
(d) Barrower takes such action as Lendcr may reasonably requirc to assure that the lien of this Mortgage. Lender's i~terest
in the Property ar~d Borrower's obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations securcd hereby shall remain in full force and effect as if
nu acceleration had occurred.
20. A~ameot ot Reot~ Appointmeot of Receiver. As additional security hereunde~. Borrower hereby assigns to
I_ender the rents of the Property. provided that Bortuwer shall. prior to acceleration under paragraph 18 heeeof or abandon-
ment of the Property. have the right to collect and retain such rents as they become due and payabk•
Upon acceleration under paragraph 18 hercof or abandonment of the Property, Lender shall be entitled to have a
receiver appointod by a court to enter upon, take possession of and ma~age the Pmperty and to collect the rents of the
Propeny, including those past due. All rents collecteci by the receiver shall be apptied first to payment of tMe costs of
management of the Pmpeny and rnllection of re~ts, including, but not limitcd to, roceiver's fees. premiums on receiver's
bonds and reasonabk attorney's fees. and then to the sums secured by this Mo~tgage. The receiver shall be liable to account
only for Ihose rents actually received.
21. Fut~re Ad~aaces. Upon request by Borrower, I_ender, at Lender's option within twenty~years from the date of this
Morigage, may make Future Advances to Borrower. Such Puture Adva~ces, with interest thereon. shall tx secured by this
~ Mortgage when evidenced by promissory nota stating that said nota are socured hereby. At no time shall the principal
amount of the indebtodnas secured by this Mortgage, not including sums advanced in accordance herewitl~ to protect the
security of this Mortgage, exceed the original amount o( the Note plus USS.
22. Rdea~e. Upan payment of all sums secured by this Mortgage, Lender shall release this Morigage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in the Notc, "attorney's fees' shall include attorney's fees, if any,
which may be awuded by an appellate court. ~
