this Mongage. the Note and notes securing Future Advances. if a~y. had no acceleration occurrcd: (b) Borrower cures
all breaches of any other oovenanls or agreements of Borrower contained in this Mongage: (c) Borrower pays all ressonable
expenses incurred by Lender in enforcing the rnve~agts and agraments of Borrowe~ contained in this Mortgage and in
enforcing Lender's remodies as provided in paragraph 18 hercof, including. but not limitod to. ressonable attorney's fees; and
(d) Borrower talca such actio~ as I~ender may nasonably rcquire to assure that the lien of this Mortgages. Lender's interest
in the Property and Borrowe~'s obligation to pay the sums securcd by this Morlgage shall contiaue unimpaired. Upon auch
payment and cure by Borrower, this Mortgage a~d the obligations securod hercby shail remain in fuU force and eBect u if ~

20. Ass~~meM of Rentfi Appoistmeet of Recei~er. As additional security hereunder. Borrowe~ hercby assigns to
Lender tbe rents of the Property. provided that Bornnwer shall, prior to accelention under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and rctain such rents as tbey become due and payabk.
Upon aocekration under pangraph 18 hereof or abandonment of the Property. Leader shaU be entitlod to have a
rcceiver appointod by a court to enter upon. take possession of and manage the Property and to colkct the rents of the
Property. including those past due. All rents collected by the rcceiver shall be applied first to payment of the costs of
management of the Prope~ty and collection of rents. including, but not limitcd to. rooeiver's fees. premiums on receiv¢r's
bonds and rcuonabk attomey's fas, and then to the sums secured by this Mongage. 'i~e rcceiver shall be liaWe to account -
only tor those rents actually receivcd.
21. F~ture Ad~arc~s. Upot~ request by Borrower, t.ender, at Lender's option within twenty years from the date ot this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest theroon. shall be secured by this
Mortgage when evidenced by promissory nota stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness securod by this Mortgage, not iocluding sums advanced in accordance herewith to protect the

22. Releaae. Upan paymeat of all sums securcd by this Mortgage. Lender shall release this Mottgage without chuge
