in the Property and Bornower's obligation to pay the sums securcd by this Mortgage shall co~tinue unimpaired. Upon wch
payment and cure by BoROwer, this Mortgage and the obligatioos securod hereby shall rcmain in full force a~d eBect u if
no acceleration had occurrcd.
20. A~an~eat ot Reatx Appointment of Receiver. As additional security her+eunder. Borrower hereby assigns to
Lender the rents of the Propeny. provided that Borrower shall, prior to acceteration under paragraph 18 hereof or abandon-
ment of the Property, have•the right to collect and retain such rents as tbey become due and payabk.
Upon acceleration under paragraph 1R hercof or abandonment of the Property. I.ender shall be entitled to have a
receiver appointod by a court to enter upon, take p~usossion of and manage the Property and to collect the rents of the
Prapeny. including thoae past due. All rents collected by the roceiver shall be applied fint to payment of the costs of
management of the Property and coliection of rents, including, but not limited to, receiver's fas. prcmiums on receiver's
bonds and reasonable attorney's fees, and then to the sums securcd by this Mortgage. 'Il~e roceiver shall be liable to account
only [or those ren4t actualty received.
21. Fature Ad~ances. Upon request by Borrower, Lender, at Lender's option within twenty years fc+om the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thercon. shall be socured by this
, Mortgage when evidenced by promissory notes stating that said nota are socured hereby. At no time shall the principal
amount of the indebtedness secured by this Mongage, not including sums advanoed in aocordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS.
22. Release. Upqn payment of all sums secured by ihis Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shalt pay all costs of recordation. if any.
23. Attocoer's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fces. if any,
which may be awarded by an appellate court.
