2. The Mortg~gce may, at his option, and without waiving his right to accelerrte the indebtedne~ hereby ~ecured -
and to fureclose the same. pay either beforc or a~ter deliyuency any or all of those c~ertain ublig,ations reyuired by the terms
hereof to be paid by the Mortgagor tor the protection of the mortg~ge security or for the cullectiun of the indebtedness
hereby secured. All sums so adwanced or paid by the Mortpgee shall be charged into the mortgage account aod become an
integral pa~t thereo[, subject in aU respects to the temu, conditions, and covena~ts ut the aforesaid pruo~ii~ory nute, and this
mortg+ge, as fu!!~ and to the same extent as though a part of the original indebtedness evidenced by .aid note and secured by
this moNgage, excepting howev~er. that said sums shall be repaid the Mortgagee furthwith upon its demand and be in additiun
to the regular monthly installments provided by the moirtg~ge note.
3. That the abstract or abstracts of titk covering the mo~tgaged prope~ty shatl at all time., during the life of this
mortgage, remain in possession of the Mortgagee and in event of the foreclosure of this mortgage ur other transfer of title Co
the mortgaged property in extinguishment of the indebtedness secured hereby, all right, title and interest oi the ~lortgagor in
and tu any such abstracts of title shall pass to the purchaser or grantee.
4. To the extent of the indebtednesS of the Nortpgor to the Mortgagee described herein or secured hereby, the
, Mortgagee is hereby subrogated to the lien or liens and to the rights ot the owners and holders thereof of each and every
mortgage. Gen or other incumbrance on the land described herein which is paid and/ar satisfied, in wfiole or in part, out of
the proeeeds of the loan described herein or secured hereby, and the respective liens of said mortgages, liens or other incum-
brances, shal! be and the same and esch of them hereby is preserved and shall pass to and be held by the Mortgagee herein as
security for the indebtedness to the Mortgagee herein described or hereby secured, to the same extent that it wuuld have been
preserved and would have been pacsed to and been held by the Mortgagee had it been duly and regularly a~~cigned, trans_
ferred, set over, and delivered unto the Mortgagee by separate deed of assignment, notwithstanding the fact that the same
may be satisfied and rancelled of record, it being the intention of the parties hereto that the same will be satisfied and can-
celled of record by the holders thereof at or about the time of the recording uf this mortgage.
S. In the e~ent the uwnenhip of the mortgaged premises, or any part thereof, beromes ~rsted in a peruwn other than
the Mortgagor, the Nurtgagee may, w•ithout notice to the Nortgagur, deal with such successor or succes.surs in interest w•ith
reference to this deed and the debt hereby secured, in the same manner as with the ~lortgagor w-ithoui in any way vitiating or
discharging the Murtgagor's liability hereunder or upon the debt hereby secured. No sale of the premises hereby mortgaged
and no forbrarance on the part ot the Murtgagee, and n~• ~te~uion of the time for the payment of the debt hereby secured
given by the Nortgagee shall operate to releatie, di.xl~arge, n~udify, change or at'fect the original liability of the Nortgagor
herein either in whole or in part_ '
6. The lien of this deed secures and shail continue tu secure payment of said indebtedness or indebtedness, hov?rver
