the option of First Parties, become due and payable arid the estate
hereby created in Second Party ahall cease, terminate and be null
and void. Furthermore, th.is agreement shall, at the option of t

First Parties, be forfeited and termi~ated, and Second Party shall
forfeit all payments made by him on this contract, and such pay-
ments shall be retained by First Parties in full satisfaction and ~

liquidation of all damages by them sustained, and First Parties
shall have the right to reenter and take possession of the prem-
ises aforesaid without being liable for any action therefor.
IT IS MUTUALLY AGREED by and between the par~ies hereto

that the time of each payment shall be an essential part of this #

agreement, and that all covenants and agreements herein contained ~
~
shall extend to and be obligatory upon the heirs, personal repre- ~
sentatives and assigns of the respective parties. ~
