WITNESSETH: That Grantor, for and in consideration of the sum of TEN (510.00) DOLLARS and other good and valuable consideration paid by Grantee, the receipt of which is hereby acknowledged, has granted, bargarined, and sold to Grantee and Grantee's heirs and assigns forever the following described real property situated, lying and being in St. Lucie County, Florida, to wft: The Condominium Parcel known as Apartment 627 B of ~ Phase III of HIGH POINT OF FORT PIERCE CONDOMINIUM SECTION II (the "Condominium" ) according to the Declara- tion of Condominium thereof , recorded in Official Records gook 304 at Pages 1396 through 1508 of the Public Records of St . Lucie County , Florida as such Declaration may have been amended by any amendments thereto hereto filed in the Public Records of St. Lucie County, Florida including, but not limited to, any amendment to add the aforesaid Phase to the Condominium (if such Phase be other than Phase I thereof). Grantee expressly acknowledges the existence ~ of a Settlement Stipula- ~ tion and Agreement for and Grant of Easements and Other Rights (the "Settle- ~ ment Sttpulation" ) and a Declaration of Protective Covenants and Restrictions (the "Protective Covenants" as hereinafter set. forth . The Settlement Stipu- lation provides for this Condominium to be served by certain facilities of High Point of Fort Pierce Condominium Section 1 and the Protective Covenants provides for certain land use covenants upon the land areas described therein (including, but not limited to, portions of the land areas included within th~s ~ C~ndominium) and _ provfdes for certain drainage easements and other ease- ments and rights including , but not limited to, the "Roadway Easement" , ~ -"Sewage System Righis" ,"Water System Riqhts" and "Future Development' ~ Property Drainage Easement" , all as are more particularly desc~ibed therein, ~ all in addition to the other tnatters set forth in the Settlement Stipulation and n ~ Protective Covenants, which other matters include, but are not limited to, the obligation to pay certain Assessments as are respectively set forth in the ~ Settlement Stipulation and Protectfve Covenants .
