No tents, trailers or temporary buildings shall be placed upon any Parcel except during construction; and no noxious or offensive trade shall be carried on or upon any Parcel nor shall anything be done thereon which may be or become an annoyance, or nuisance to the neighborhood. 5 5. No sign of any kind shall be displayed to the public view on any Parcel, except one professional sign of not more than one square foot, or one sign of no more than five square feet advertising the property for sale or rent. 6. No animals, livestock or poultry of any kind shall be raised, bred or kept on any Parcel, except that dogs, cats or other household pets may be kept, provided they are not kept, bred or maintanined for any commercial purpose. 7. No Parcel shall be used or maintained as a dumping ground for rubbish. Trash, garbage or other waste shall be-kept in - sanitary containers, and all incinerators or other equipment for the storage or disposition of such materials shall be kept in a clean and sanitary condition and without public view. 8. Building Plans. For the purpose of insuring the development of the lands in~the Subdivision as a residential area of high standards, the Grantor reserves the power to control the buildings, structures i ~ and other improvements placed on each Parcel. I - Whether or not provision therefor is specifically stated in any K - conveyance? of a paroel made by the Grantor, the owner or occupant of s each and every Parcel, by acceptance of title thereto or by taking - possession thereof, covenants and agrees that no building, wall, structure, or other improvement shall be placed upon such Parcel } unless and until the plans and specifications therefor and the plot plan have been approved in writing by the Grantor. Each such building, wall, structure, or other improvement shall be placed upon the premises only in accordance with the plans and specifications and plot plan so approved. Refusal of approval of plans and specifications by the Grantor may be based on any ground, including purely aesthetic grounds, 4 which in the sole and uncontrolled discretion of the Grantor shall 3 seem sufficient.
