placed or be of such height as to obstruct the view of passing automotive
traffic, except along the side where Oleander Avenue abuts this property.
14. Subject to the right to amend, modify, or release retained
in the Grantor, these covenants and restrictions shall remain in full
force and effect until December 31, 1986, and the same shall be
automatically extended thereafter for 5-year periods unless a majority
of the Parcel owners shall, by an appropriate instrument placed of record,
terminate the same.
15. Any deed or conveyance directly or indirectly, and whether
by way of will or judicial proceedings or otherwise, in violation of this
covenant, limitation or restriction, shall be void and of no effect.
Provided, however, that nothing herein contained shall preclude
a bank, a savings and loan association or an insurance company fro:a
holding a mortgage on property situated in RIVER'S EDGE SUBDIVISION
and such bank, savings and loan association or insurance company shall
have unrestricted and absolute right to take title~to the said
property in settlement and satisfaction of the said mortgage, or
to foreclose the said mortgage in accordance with the terms. thereof
and the Laws of the State of Florida, and to bid upon the said property
` at the foreclosure sale, and, if the successful bidder, to take title

thereto, and to sell the said property to any person, firm or corporation.
16. The term "Parcel", used herein, shall mean the property

as described on a deed from the Grantor~to a Grantee, being one

the lots as platted. No Parcel may be subdivided after sale from the
- Grantor.
IN WITNESS WHEREOF, LLOYD TAYLOR'S RIVER'S EDGE, LTD., has caused
this Second Amended Declaration to be executed in its name by its
General Partner on this day of June, 1979.
