feet to the Northwest corner of said Lot 1; thence Southeasterly along
the West line of Lots 1, 2 and 3 a distance of 220.71 feet; thence by
angle of 110° 51' 25n measured from North•to East, run Easterly a dis-
tance of 476.28 feet to a point on the Westerly line of South Indian
River Drive, ;,Thich said_point is 174.67 feet Southeasterly of the point
of Beginning; thence continue on the course last described to the water
of the Indian River; thence Northwesterly along the waters of the
Indian River to the intersection thereof with the Easterly extension of
