WARRANTY DEED 44'413 ~
THIS WARRANTY DEED is executed this 23rd day of December,
1970, by LAWRENCE A. MUCKENTHALER and NELLIE MUCI~NTNALER, his Wife,
whose post office address is 1530 Avolencia Drive, Fullerton, Cali-
fornia, hereinafter called the Grantors, and RICHARD L. MUCKENTNAI.ER,
a married man, as his separate property, whose post-office address
is 1318 West Katella Street, Anaheim, California, hereinafter called
the Grantee: (Wherever used herein the terms "Grantor" and "Grantee"
include all the parties to this instrument and the heirs, legal re-
presentatives and assigns of individuals, and the successors and

assigns of corporation).
WITNESSETH:
That said Grantors for and ion consideration of $10.00
and other valuable consideration, receipt whereof is hereby ack-
nowledged, hereby grants, bargains, sells, aliens, remises, releases,
conveys and confirms unto the Grantee an undivided 8/100ths interest
i in and to all that certain land situated in St. Lucie County, Florida,
to-wit:
South 1/2 of Section 29~excepting the East
2030 feet thereof containing 200.51 acres,
all in Township 37 South Range 39 East,
also described as all of Block 3 of the
r plat of Alan Wilson Groves. -

TOGETHER WITH all the tenements, hereditaments and appur-
tenances thereto belonging or in any wise appertaining; and subject
Y to a mortgage loan of record.
TO HAVE AND TO HOLD, the same 8/100ths interest therein
forever .
AND, .the grantors hereby covenant with said Grantee that
the Grantors are lawfully seized of said land in fee simple; that
