that this purchase of a condominium unit at OCEAN VILLAGE OF H1lTCilINSUN ISLAND

is subject in every respect to the Declaration of Condominium as to the condominium
in which his unit is located and Exhibits attached thereto, including but not
limited to (whether the same are attached to the Declaration of referred to "
therein), the By-laws of the Association Articles of Incorporation, the R~~les anti
Regulations, copy of protected operating budget, copy oC sales brochure and flanr ~
plan of apartment purchased by Purchaser, and al.t Amendments to the aforesaid De-
claration and Exhibits and the Articles of Incorporation, By-l.:~ws a11ci Ueclaratian
of Covenants and Restrictions of the Property Owner's Association; and Purchaser
further acknowledges receipt of and reading and examination of said Declaration, its
Exhibits, and budget, sales brochure and Claor plan, and acknowledges that each and
- -every provision of tl~e foregoing is essential to the successful operation and manage-
ment of the. Condominium property and is in the best interests anti for the benefit of
all the owners therein. Purchaser and all owners of parcels in tl~e aforedescrihed
Condominium covenant and agree to abide by each and every provision of said.Declar-
ation of Condominium and Exliihits attacl~ecl tl~eret~. Purchaser hereby ratifies anti
" confirms and approves ali of the terms and provisions of said Declaration of Cando- ~
minium and Exhibits attached thereto, and agrees that the assessment under tho'
Property Owner's Association documents referred to above and the provisions thereof
are reasonable, fair and equitable, and .said Purchaser acknowle<I{;es and confirms
that the Declaration of Covenants and Restrictions of the Property Owner's Association
has encumbered and impressed a ]i.en upon the Condominium parcel being conveyed to
Purchaser, as security for his obligations under the sold ~eclaratian of Covenants
and Restricitons of the Property Owners' Association and said Purchaser assumes the
obligations as to the Property Owner's Association as to his crnid~minium parcel.
Purchaser confirms that all warranties, representations anti inducements. if any. are
as contained in the aforesaid Declaration ~f Condominium anti Exhibits attac-hcd th~re-
t~, and the common expenses and the sums dc:e under the Property Owner's Association
and other charges are estimated only. No k"arranty or guaranty is made ar int~ndecl
nor may one be relied except where the same is specifically warranted or guaranteed
in said Declaration of Condominium and the Exhibits attached thereto. _
