event wch possession has not ptertousty been wrrendemd by Mortgagor, and for failure to wrrender possession, will pay to Purchaser the reasonable rental
value of the pretnsses durrrtg or after the redemption period.
(3) In the erect said premises are soW by Mortgagee, 111ortjagor, if a signer of the Promissory Note. shall be liable for any deficiency remaining after sale of the
premises, and application of the proceeds of sand sale to else indebtedness secured and to the expenses of mnductirta said sale. including attorney's fees and kpl
expenses if dbwed by law.
~4) Whenever, by the terms of this imtrument, Mortgagee is given any option. such option may be exercised when else right accrues or at any time thereafter,
and no acceptance by Mortgagee or payment of indebtedness in defiutt shall constitute a waiver of any default then existing and continuing or thereafter

t51 If Mortgagor shall pay said Promissory Note at the time and in the manner aforesaid and shall abide by. comply with. and dub perform all the rnrenants
and agreements herein, then this conveyance shall be nuL and roil and Mortgagee will, within the statutory period after written demand therefor by
Mortgagor, execute a release or satisfsction of this Mortgage.
i6) Notwithstanding anything in this Mortgage or the Promissory Note secured hereby to the contrary, neither this Mortgage nor said Promissory Note shall be
deemed to impose on the Mortgagor any obligation of payment, except to the extent that t1x same may be legalb enforceable, and any provision to the
~untrary shall be of no force or efkct. -

r8) If any Debtor is a muried person, he represents and warrants that this inritument has been executed on his behalf, and that he has not executed the same u

19) Each of us, whether Principal. Surety, Guuantor, Endorser, or other puty hereto, hereby waives and renounces, each for himself and family, any and all
liumestead or exemFtion rights in the property conveyed hereunder, either of us have under or by virtue of the Constitution or Laws of any State. or of the United
Mates, of any right m the nature of dower or curtery, of any statutory wbriitute therefor as against ibis debt or any renewal thereof.
i 10) In the event the Mortgagor(s) transfer(s) the ownership of the said premises, or any put thereof, thr entire unpaid balurot of the debt secured hereby shall
immediately become due and payable. ~
