that this purchase of a condominium unit at OL'F.AN Vi1.LACF. OF iIUTCH[NS(1N ISLAND
is subject in every respect to the Declaration ~f C~ndomin[um as to•thc crntdominium
i-t which his unit is located and Exhibits attarlre<1 thereto, including but not
limited to (whether the same are attaclrcd to the Declaration c?f referred to
therein), the By-laws of the Association Articles of Incorporation, the Rrrles and
Regulations, copy of. projected operating budget, campy oC sates brochure and flamer
plan of apartment purchased by Purchaser, and all Amendments to the aforesaid pe-
claration and Exhibits and the Articles of incorporation, t3y-Laws and Ueclaration
of Covenants and Restrictirnts of the Property Owner's Association; and Furchaser
further acknowledges receipt of and reading and examination of said Declaratirnt, its
Exhibits, and budget, sales brochure and Floor plan, and acknowledges that each and
- -every provision of the foregoing is essential to the successful operation and manage-
' ment of the Condominium property and is in the best interests and Cor the benefit of `
all the owners therein. Prrrcltaser and al.l owners of parcels in the aforedescrihed
Condominium covenant and agree to abide by each and every provision of said Declar-
ation of Condominium and Exhibits attached ther~t~n. Purchaser hereby ratifies and

that the Declaration. of Covenants and Restrictions of the Property Oa7ter's Association
has encumbered and impressed a ]ien'upon tl:e Condominium parcel being conveyed to
Purchaser, as security for his obligations under the said 1leclaraticnt of Covenants
and Restricitons of the Property Owners' Association and said Purchaser assumes the
obligations as to the Property Owner's Association as to his c~nd~minium parcel. 1
Furchaser confirms that all raarranties, rel~resenratianc and induccm~nts. if any, are
as contained in the aforesaid Declaration c•f.C~ndominium and Exhibits attanc~•d there-
to, and the common expenses and the sumG dr~e under the Pr~p~rty Owner's As~~ciation
and other charges are estimated only. Nn r•:arranty or guaranty i.s made ~r int~nd~d
nor may one be retied except where the same is ~pc•cificaily warranted or guaranteed
in said Declaration of Condominium and the Exhibits attached thereto.
