10. That the Mortgagors will give immediate notke by mail to tM Mortgagee of any conveyance, transfer or change of
ownership of the premises.
11. That no waiver of any covenant herein or of tM obligation secured Mroby shall at arty time thereafter be held to be ~

12. That if the Mortgagors default In arty of tM covenants or agreements contained heroin. or to said note then the
Mortgagee may perform the same, and all expsndituros (including rossonable attorney's foes) made by the Mortgagee in so doing
shall draw interest at the rate of eight percentum (Syf.) pK annum. anti shall be ropsyabb immedbtey and wkhout demand by ~
the Mortgagors to the Mortgages. and. together with interost and costs aceruing theroon. shall be secured by thk mortgage.
13. That the mailing of s written notice or demand sddrossed to the owner of rocoN of the mortgaged promises, or directed
to the said owner at the bet address actwly tumished to the Mortgagee. or directed to said owner at said mortgaged premisas,
and mailed in the Unked States mails, shall be sufficient notice and demand in any case arising under this instrument and ro-
quirsd by the provisions heroot or by bw.
14. This Mortgage shall secure not ony existing indebtedness. but also such futuro advances. whether such advances an
obligatory or to be made it the option of the Mortgagee, or otherwise, as aro made within twenty (20) years from the date here-
of. to the same extent ss if such futuro advances wero made on the date of the execution of this mortgage, but such. secured
indebtedness shall not exceed at any time the maximum principal amount of: ~ 0 .889 •72 .plus interest, and any ~
disbursements made for the payment of taxei. k3vies o? insurance, on the property covered by the lien of this mortgage, with in•
terost on such disbursements.
The covenants heroin contained shall bind, end the benefits and advantages shah inuro to, the rospective heirs. executors,
administrators and assigns of the parties hereto. Whenever used, the singular number shall. include the plural, the plural the singu-
lar. and the use of any gender shall include all genders.
