MORTGAGE
THIS MORTGAGE DEED, msde and executed the~._day of June , 19.~.
by WOODROW S. SAFRIT and BROOKS !1. SAFRIT, his wife
hereinafter called the Mortgagor, which term shag include the heirs. representatives, successors and assigns of the said Mortgagor
and shall denote the singular and/or plural. and the masculine and/or feminine and natural and/or artificial personswhereverthe
context so requires or admits, to: FIRST NATIONAL BANK OF FORT PIERCE,
hereinafter filled the Mortgagee. which term shall include the representatives, successors and assigns of the said Mortgagee wher-
ever the context so requires or admits.
WITNESSETH: That for diverse good and valwbk considerations, and also in consideration of the aggregate sum named is
the promissory note of even date herewith hereinafter described and all future promissory notes which may be secured by this
Mortgage, the said Mortgagor does hereby gent, bargain. sell. alien. remise. convey and confum unto the said Mortgages, its
wccessors and assigns, all the land of which the said Mortgsgor is now seized and possessed and in actwl possession, situate in
the County of S t . Lucie and State of Florida, described u follows:
The South 240.9 feet of Section 15, Township 35
South, Range 40 East, lying East of the East
right-of-way line of the FE C Railway, AND the
South 240.9 feet of fractional Section 14, Town-
ship 35 South, Range 40 East, LESS road right-
of-way for public roads; INCLUDING riparian and
littoral rights.•~

THIS IS A BALLOON MORTGAGE AND THE FINAL PAYMENT OF THE

ACCRUED INTEREST, IF ANY, AND ALL ADVANCEMENTS MADE BY
THE MORTGAGEES UNDER THE TERMS OF THIS MORTGAGE.

l ~ wise appertaining, and the rents, issues, and profits thereof, and also all the estate, right, title, interest and all claims and demands
whatsoever, u well in law u in equity, of said Mortgagor in and to the same. and every part and parcel thereof, and also specif-
rally but not by way of limitation, all gas and electric fixtures, radiators, heaters, water pumps, air conditioning equipment,
machinery, boilers, ranges, elevators and motors, bath tubs, sinks, water closets, water basins, pipes, fauceu, and other plumbing
~ r and heating fixtures, mantels, refrigerating plants and ice boxes, window screens, screen doors, floor covering, carpeting, tik,and
drapery Fixtures, venetian blinds, ccrnices, storm shutters and awnings, which are now or may hereafter pertain to be used with,
in or on said premises, even though they be detached or detachable, ue-and shall be deemed to be fixtures and accessories to the
~ freehold and a part of the realty; and also such personal property as may be specifically descn~bed above or listed hereafter on
~ ~ ` attached exhibits. The lien or security interest in and to all sudt fixtures and accessories is hereby created and perfected by this
mortgage deed.
TO HAVE AND TO HOLD the same, together with all and singular the tenements, hereditaments and appurtenances there-
unto belonging or in anywise appertaining and the reversion and reversions, remainder and remainders, rents, issues and profits
thereof and also all the estate, right, title, interest, property, entry, possession, claim and demand whatsoever as well in laws as in
equity of the said Mortgagor in and to the same and every part and puce) thereof unto the said Mortgagee, and its representatives,
successors and assigns, in fee simple.
And said Mortgagor, for himself, and his hens, legal representatives, successors and assigns, hereby convenants that said
Mortgagee, its legal representatives, successors and assigns may at all times peaceably and quietly enter upon, hold, occupy and
enjoy said land and every put thereof; that said land is free from all incumbranoes; that said Mortgagor, his heirs, legal repre-
sentatives, wccessors and assigns, will make wch further aswrances to perfect the fea simple title to said land in said Mortgagee,
its legal representatives, successors and assigns, as may reasonably be required; and that said Mortgagor does hereby fully warrant
the tick to said land and every part thereof and will defend the same against the lawful claims of all persons whomsoever.
r' Provided always, the conditions of this mortgage are such that if the Mortgagor shall well and truly pay unto the Mortgagee
' the indebtedness evidenced by that certain Dromissory note of even date herewith, made by the Mortgagor and payable to tiK
