RE: Lot 2, Kitching Cove Estates
Start at the 4"x4" concrete monument marking the Northeast
corner of the property described in the Warranty Deed filed
in Deed Book 19.2, Pages 211 and 212, Public Records of
St. Lucie County, Florida; thence run S 0°45'16" E,. along
the East line of said property, a distance of 429.93 feet
to the Point of Intersection with a curve concave to the
Southwest having a radius of 145.00 feet, said point lying
on the Southerly Right of Way line of a proposed 50.00
foot road Right of Way, said point being the POINT OF BEGINNING,
and a radial line to which point bears N 28°06'41" E; thence
run Southeasterly, along the arc of said curve, a distance
of 78.55 feet, through a central angle of 31°02'10" to a
point, a radial line to which point bears N 59°08'51" E;
Thence run S 28°00'00" W a distance of 211.57 feet, more or
less, to the waters of Kitching Cove (Tarpon Bay); thence
meander said waters Northwesterly a distance of 101.00 feet,
more or less, to the Point of Intersection with a line lying
i 100.00 feet Westerly of and parallel with the aforesaid course

N 28°00'00" E, along said line a distance of 237.98 feet, more
or less, to the Point of Intersection with the Southerly Right

of Way line of the aforesaid proposed 50.00 foot Right of Way;
thence run S 62°00'00" E along said Southerly Right of Way line
a distance of 25.00 feet to the Point of Curvature of a curve
~ concave to the Southwest having a radius of 145.00 feet; thence
run Southeasterly along the arc of said curve a distance of
' 0.28 feet, through a central angle of 0°06'41" to the POINT OF
