WITNESSETH:
That Grantflr, for and in consideration of the sum of TEN (t10.00)
DOLLARS and other qood and valuable consideration paid by Grantee, the
~ receipt of which is hereby acknowledged, has granted, bargained, and sold to
- ~rantee and Grantee's heirs and assigns forever the followinq described real
property situated, lying and being in St. Lucie County, Florida, to wit:

SECTION II (the "Condominium" ) according to the Declara-
tion of Condominium thereof, recorded in Official Records
Book ~o4 at Pages 2396 through ~Q~ of the Public '
Records of St. Lucie County, Florida as such Declaration
may have been amended by any amendments thereto
hereto flled in the Public Records of St. Lucie County,
Florida including, but not limited to, any amendment to
add the aforesaid Phase to the Condominium (if such
Phase be other than Phase I thereof
THIS IS RERECORDED TO CORRECT IEGAL DESCRIPTION .
f Grantee, by acceptance hereof , and by agreement with Grantor hereby
! expressly assumes and agrees Lo be bound by and to comply with all of the
; covenants , terms , conditions and provisions set forth and contained in the
~ aforedescribed Declaration of Condominium, including, but not litnited to, the
~ obllgation to make payment of assessments for the maintenance and operation
of the Condominium which may be levied against the above described Apart-
ment. Grantee expressly acknowledqes the existence ~ of a Settlement Stipula-
~ tion and Agreement for and Grant of Easements and Other Rights (the "Settle-
ment Stipulatton") and a Declaratton of Protective Covenants and Restrictions
(the "Protective Covenants"), as hereinafter set. forth. The Settlement Stipu-
lation prnvides for this Condominium to be served by certain facilities of High
Point of Fort Pierce Condominium Section 1 and the Protective Covenants
provides for certain land use -covenants upon the land areas described therein
(including, but not llmited to, portions of the land areas included within this
Condominium) and provides for certain drainage easements and other ease-
ments and rights including, but not limited to, the "Roadway Easement",
~"Sewage System Rights", "Water System Rights" and "Future Development"
Property Drainage Easement" , all as are more particularly described therein,
~ , all in addition Lo the other matters set forth in the Settlement Stipulation and
Protective Covenants, which other matters include, but are not limited to, the
~ obligation to pay certain "Assessments" as are respectively set forth in the
~ ~ Setilement Stipulatton and Protective Covenants. Grantee expressly acknowl•
~ edges and assumes the obligation to pay the amounts assessed against the
~ Apartrnent under both the Settlement Stipulation and Protective Covenants and
~ acknowledges that "Assessments" under both the Setdement Stipulation and
~ Protective Covenants against all properties now or hereafter included within
