WITNESSETH:
That Grantor, for and in consideration of the sum of TEN (510.00)
DOLLARS and other good and valuable consideration paid by Grantee, the
receipt of which is hereby~ acknowledged, has granted, bargained, and sold to
Grantee and Graritee's heirs and assigns forever the following described real
property situated, lying and being in St. Lucie County, Florid~, to wit:
The Condominium Parcel known as Apartrnent 631 A of
Phase III of HIGH POINT OF FORT PIERCE CONDOMINIUM
SECTION II (the "Condominium") according Lo the Declara-
tion of Condominiwn ther.eof, recorded in Official Records -
Book 3~ at Pages 1396 through 1508 of the Public
Recor s of St. Lucie County, Florida as such Declaration
may have been amended by any amendments thereto ~
hereLo filed in the Public Records of St. Lucie County,
Florida including, but not limited to, any amendment to
add the aforesaid Phase Lo . the Condaninium ~(if such .

Grantee, by acceptance hereof , and by agreeinent with ~rantor hereby
expressly assumes and agrees Lo be bound by and tio comply with all of the
; covenants, terms, conditions and provisions set forth and contained in the
aforedescribed Declaration of Condominium, including, but not li~nited to, the
~ obllgation to make payment of assessments for the maintenance and operation ~
, of the Condominium which may he levied against the above described Apart-
ment. Grantee expressly acknowledges the existence ~ of a Settlement Stipula-
; tion and Agreement for and 4ant of Easements and Other Rights (the "Settle-
ment Stipulation" ) and a Declaration of Protective Covenants and Restrictians
(the "ProLeEtive Covenants" as hereinafter set, forth . The Settlement Stipu-
latlon provides fnr this Condominium to be served by certain facilities of Hiqh
~ Po1nL of Fort Pierce ^,ondo~ninium Sectton 1 and the Protective Covenants
~ prnvides for certain land use covenants upon the land areas described therein

ments and rights including, but not limited to, the "Roadway Easement",

= all in addition to the other matters set forth in the Settlement Stipulation and
= Protective Covenants, which other matters include, but are not 1Lnited to, the
~ obligation to pay certain "Assessments" as are respectively set forth in the
~ Settlement Stipulation and Protective Covenants. Grantee expressly acknowl-
~ edges and assumes the obligadon to pay the amounts assessed against the -
~ Apartiment under both the Settlement Stipulation and Protective Covenants and
~ acknowledges that "Assessm~nts" under both the Settlement Stipulation and
° Protective Covenants against all properties now or hereafter included wlthin
