WITNESSETH•
That Grantor, for and in consideration of the sum of TEN (t10.00)
DOLLARS and other qood and valuable consideration paid by Grantee, the
- receipt of which is hereby acknowledged, has granted, bargarined, and sold to
Grantee and Grantee's heirs and assigns forever the followinq described real
property ~ situated, lying and being in St. Lucie County, Florida, to wit:
The Condominium Parcel known as Apartment 6 2 3 c of
Phase II of HIGH POINT OF FORT PIERCE CONDOMINIUM
SECTION II (the "Condominium") according to the Declara-
tion- of Condominium thereof , recorded in Official Records
$pp~ 3 0 4 at Pages 13 9 6 through 15 o s of the Public
Records o~ St. Lucie County, Florida as ~uch Declaration
may have been amended by any amendments thereto
hereto filed in the Public Records of St . Lucie County , _
Florida including, but not limited to, any amendment to
add the aforesaid Phase to the Condominium (if such
Phase be other than Phase I thereof
Grantee, by acceptance hereof,- and by agreement with GranLor hereby
expreasly assumes and agrees Lo be bound by and to comply with all of the
j covenants, terms, conditions and provisions set forth and contained in the
i aforedescribed Declaration of Condominiutn, including, but not liaaited to; the
f obligation to make payment of assessments for the maintenance and operation
~ of the Condominiwn which may be levied against the above described Apt+rt-
ment. Grantee expressly acknowledges the existence "of a Settlement Stipula-
~ tion and Agreement for and Grant of Easements and Other Rights (the "Settle-
; ment Stipulation") and a Declaration of Protective Covenants and Restrictions
~ (the "Protective Covenants"~, as hereinafter set. forth. The Settlement Stipu-
g lation provides for this Condominium Lo be served by certain facilities of Hiqh
; Point - of Fort Pierce Condominium Section 1 and the Protective Covenants
prnvides for certain land use covenants upon the land areaa described therein
~ (including, but not limited to, portions of the land areas fnciuded wtthin this -
~ Condominium) and provides for certsin _drainage easements and other ease-
~ ments and rights including, but not limited Lo, the "Roadway Easement",

~11 in addition to the other matters set forth in the Settlement Stipulatfon and

~ obliqation to pay certain "Assessments" as are respectively set forth in the
~ Settlement Stipulation and Protective Covenants . Grantee expressly acknowl-
= edqee and asswnes the obligation to uay the amounts assessed against the
~ Apartment under both the Settlement Stipulation and Protective Covenants and
acknowledges that "Assessments" under both the Settlement Stipulation and
Protective Covenants against all properties now or hereafter included within
