prior to entry of a judgmtnt enforcing this Mongage if: (a) Borrower pays Lender all sums which would be then~due unde~
this Mortgage. the Note and notes securing Future Advances. iE any. had no acceleration occurred; (b) Borrower cutes
al) breaches of any other covenants or agicements of Borrower,consained in this ~fongage; (c) Borrower pays all reasonable
expenxs incuned by Lender in eaforcing the covenants and agreements of Borrower contained in this Mortgage and in
enforcing Lender's remedies as provided i~ paragraph 18 hereoF, including, but not limited to. reasonable attorney's fees; and
(d) Bormwer takes such action as Lender may rcasonably rcyuirc to assure that the lien of this Mongage, Lende~'s interest
in the P~operty and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage aod the obligations securod hereby shall remain in full force and etfect as i[
no acceleration had occurred.
20. Assigement ot Reats; Appolatmeat of Receiver. As additional sccurity htrcunder, Borrower hereby assigns to
I.ender the rents of the Property. provided that Borrower shall, prior to acceteration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents as they become due ~nd payable.
Upon accelention under paragraph 18 hercof or abandonment of the Property, l.ender shall be entitled to have a
receiver appointed by a rnurt to enter upon. take possession of and manage the Property and to cvllect the rents of the
Property, i~cluding those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but not limited to, roceiver's [ees, premiums on receiver's
bonds and reasonable attorney's fees, and then to the sums secured by this Mottgage. 'il~e receiver shall be liable to accaunt
only for those rents actually received.
21. Future Advances. Upon request by Borrower, Lender, at Lender's option within twenty ycars from the datc of this
Mortgage, may make Futuro Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mongage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtodness secured by this Mortgage. not including sums adv ed in accordance herewith to pmtect the
security of this Mortgage. exceed the original amaunt of the Note plus USS. ~~~~4, QQ . . . . . . . . . . . . . . . .
22. Rekase. Upon payment af all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay alt costs of recordation, if any.
23. Atlorney's Fees. As used in this Mortgage and in the Note. "attoroey's fees" shall include attorney's fees, if any, ,
which may be awarded by an appellate court.
