prior to entry of a judgment enforcing this Mongage if: (a) Bonower pays Lender all sums which would be then due under
this Mo~tgage. the Note aed notes securing Future Adva~ca. if any. had no acceleration occurred; (b) Borrowe~ curea
all bracha of any otl~er cove~nts or astrements of Borrowe~ coatained ia this Mortgage; (c) Borrower patys all reasonable
expenses incurrcd by I.eader in eoforcing the covenarfts and agrament~ of Borrower contained ia this Mort~age and ia
eoforcina Le~der's nmedia as providtd in pangraph 18 hercof, includina, but not limited to. rcasonable attornay's fees: snd
(d) Bomower takes such action as l.ender may reasonably rcquire to assure that the liea of this Mort~,a~e. Lender's interest
in the Property and Borrower's obligation to p~y the sums securod by this Mortaage shall eondaue w?impaired. Upon such
payment and cure by Bomower~ this Mortgage and the obligations secured hereby shall remaia in full force and eJ[ect as if
no acceleration had occurred.

Propeny. including those past due. All renu collcetod by the receiver shall be applied first to payment of the costs of
manageme~t of the Property and collection of rents. including, but not limited to. receiver

21. F~tws A~~a~ces. Upon rcquest by Borrower, l.ender. at [_ende~'s option within twenty yesn from the date of this
Mortgage. may make Futurc Advances to Borrower. Such Futun Advances, with interest thercon. shall be securcd by this
Mortgage when tvideaced by promissory notes stating that said nota are securod hereby. At no time shall the princip~l
amount of the indebtedness securod by this Mortgage. not including sums advanced in aocordanoe herewith to protect the
security ot this Mortgage. excad the original amount of the Note plus USS. •
Z2. Rdease. UpQn paymeat of all sums secured by this Mortgage, i.ender shall releue this Mongage without charge
to Borrower. Borrower shaU pay aU coats of recordatan, if any.
23. Attocsey's Fees. As uxd in this Mongage and in the Note, "attomey's fees" shall include attorney's foes. if any.
which may be awudod by an appellate court.
