prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which would be then due under
this Mortgage. the Note and nota securing Future Advances. if any. had no acceleratio~ occurred; (b) Borrower cures
all breaches of any other rnvenaau or aareements of Borrower contained in this Mortgage; (c) Borrower pays all rcasonable
ezpensa incurred by Leader in enforcing the rnvenants and agrcemeats of Borrower contai~ed in this Mongage and in
eaforcin6 Lender's remedies as provided in pat~agraph 18 hercof. including. but not limited to, reasonable attomey's fees; and
(d) Borenwec takes such actioe as Le~der may reawnably rcquire to assurc that the lien of this Mortgage. Lender's interest
in the Propecty and Bonower's obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payment and cun by Borrower, this Mortgage and the obligations secured hereby shall rcmain in full force and effe.:t u if
no acceleration had occurred.
20. A~na~eat ot Reat~ Appoiatment of Receiver. As additional security hercunder, Borrower hereby assigns to
Lender the e~ents of the Property. provided that Borrower shall, prior to acceleration unde~ paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents as they become due and payable.
Upon accxleration under paragraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a
receiver appointed by a court to enter upcm, take possession of and manage the Pmperty and to colkct the rents of the
Property. including those past due. All tents collected by the receiver shall be applied first to payment of the costs of
maaagement of the Pmperty and collection of rcnts, i~cluding, but not limited to, receiver's fees, premiums on receiver's
boada and reasonabk attorney's fea. and then to the sums secured by this Mortgage. The roceiver shall be liable to account
only for thoae rents actually received.
21. Fatnre Advaecp. Upon requat by Borrower, Lender, at Lender's option within twenty years from the date of this
Mongage. may make Future Advances to Borrower_ Such Future Advances, with interest thercon, shall be secured by this
Mortgage when evideaad by promissory nota stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. . - • • • • . . • • • • - • • • • • • - • - • • • • • -
Z2. Rdaue. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Bormwer shall pay all costs of recordation. if any. ~
23. Attornev's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attomey's fas, if any,
which may be awarded by an appeUate court.
