and all matters relating tLereto; provided, however, that all costs and
. eapenses of Properties and the Trustee thereby incurred at the requeat
of the Company or by reason of any such action taken by the Company
shall be borne by the Compauy. \'otwithstanding the foregoing provi- ~
sions of this Paragraph 10, if the Company (or any assignee or trana- ~
feree of the Company's interest in this Lease pursuant to Paragraph ~
25(~), or any snccessor to the Company pnrsuant to ParagrAph 2~(b))

; The Company agrees that dnring the term of this Lease it will
~ keep the I.eased Premises in good repair and operating condition at its ~
~ o.~vn cost, loss by fire or other casnalty, condemnation, orciinary wear, ~
' tear and obsolescence, and acts of (~od eacepted, making from time to
time all necessary repnira thereto and renewals and replacements there-
of. The Company further agrees that npon the ezpiration or termina-
tion of this Lease (unless the Company shall have purchased the ~
Leased Premisea) it will sarrender the Leased Premises peaceably and ~
promptly to Propertiea in accordance with the provisions of this Lease
in as good condition as prevailed at the time it accepted delivery or ~
possession thereof from Properties as provided in Paragraph 5, loss
by fire or other casualty, condemnation, ordinary wear, tear and '
obsolescence, acts of Qod, and withdrawals, removals and improve- ~
~ ments as herein provided, egcepted. The foregoing sentence ia anbject `
~ to all the other provisiona of this Lease, particiilarly Paragraphs 12 . i
