and shall duly. prompily and fully perform. dischuge. execute. effect. complete. comply with and abide by euh and every
the stipulations. agreements. conditans and covenants of uid promissory note and ot this mongagt. then this mortgage and
the estate hereby created shall ceax and be nuU and void.
It is understood that each of the words, "note." "mortgagor" and "mortgagee" respectively and the pronouns referring
thereto, whether in the singulu or plural anywherc in this mortgage, shall be singulu if one oniy and shail be plural jointly
and severally, if more than one, and shall be masculine~ feminiue and/or neuter. wherever the context so implies or admits.
And said Mortgagor for himself and his hein, legal reprcsentatives. successon and assign~. hcreby covenants and aarees ;
to and with uid Mongagce. hia legal represeptativa. successon and assigns:
1. To pay all and singular the principal and interest and the various and sundry sums of money payable by virtue of
said promissory notc. and this mortgage. each and every, promptly on the days rcspectively the sune scverally become due.
2. To pay all and singulu the taxes, asscssments. levies. tiabilities, obligations and incumbrances of every nature and ~
kind now on said dcxribed property; md/or that hereaftcr may be imposed. suffered~ placed. levied or aucsscd thercupon. ~
and/or that hereafter may be levied or assesscd upon this mongage and/or the indebtedness sccured hereby, euh and every,
~ when due and payable according to law. before they ~become detinqueat. and be(orc any interest attachts or any penalty is ~
~ incurrcd; and in so far u any thercof is of record the same shall be prom~tly satisCed and discharged of record aod t6e
~ original official document (such as. for instance, thc tau receipt or the satisfaction paper ofCcialty endorsed or certiCud) shall ~
bc placed in the hands of said Mongagee within ten days next after payment: and in the cvent that ~ny thercof a not so
'i paid, satisfied and dischuged, aaid 1lfortgagee may u any time pay the same or any put th~reof without waiving or affecting ;
~ any option. lien, eqaity or right under or by virtue of this mortgage, and the full amount of rach and every such payment
~ sh~ll be immed'utely du~ u?d payable and sh~ll bear interest from the date thercof until paid at the rate ot tm per centum
e per annum and together with such interest shall be securcd by the lien of this mortgage.

~ 9. To place and continuously kecp on the buildings now or hereafter sitwte on said land fue and windstorm insurance
in the usual standard policy form, in a sum not less than the highcst insurable value, in wch company or companies as may be
j approved by said lltortgagee; and all wch insurance policirs on any of said buildings. any interest therein or put thereof. in
~ the aggregate sum aforesaid or in exceu thereof. shall contain the usual standard mortgaqee clause making the lou under said
~ poliries, each and every, payable to said Mongagee as his interest may appeu. and cach and every such policy shall be
~ promptly delivered to and hetd by said Mortgagee; and. not less than ten days in advance of the expiration of cach policy. to
} deliver to said Mortgagee a renewal thereof. together with a receipt for the premium of such renewal: and therc shall be no ~
~ such insurance placed on any of uid buildings, any interest thertin or part thereof~ unless in the form and with the loss
: payible as aforesaid; and in the event any sum of money becomes payable under such policy or policits said Mortgagee shall ~
~ have the option to reccive and apply the ume on account of the indebtedness securcd hereby or to permit said Mortgagor to
! rcccive and use it or any put thereof for otber purposes without thereby waiving or impairing any equity, lien or right under
~ or by virtue o( this mortgage; and in the event uid Mortgagor shall for any nason iail to kcep the said premises w insured. or
; fail to deli-rer pramptly any of said policies of insurance to said Mortgagee, or fail promptly to pry tully any premium there-
? for, or in any rcspect fail to perform, discharge. executq effect. complete. comply with and abide by this covenant. or any
~ part hereof, said Mortgagee may ptace and pay for such insurance or any part thercof without waiving or af[ecting any
= option. lien. equity or right under or by virtue of this mortgage, and the full amount of each and every such payment shall be •
g immediately due and payabk and shall bear interest from the date thereof until paid at the nte of ten per cent~m per annum
i and together with such interest shall bt secured by the lien of this mortgage.

~ 4. To permit. commit or suf[er no waste. impairment or deterioration of said propeny or any put thenof.

~ 5. To pay all and singulu the costs, chuges and expenses. including ressonable lawyer's fecs and cost of abstruts of ~
; title, incurred or paid at any tune by said Mortgagee because and/or in the event of the failure on the part of the uid ~
~ Mortgagor to duly, promptly and fully perform, dischugr, execute, effect, complete, comply with and abide by euh and
~ every the stipulations. agreemcnts, conditions and covenants of said promissory note. and this mortgage. any or either. and
$ said costs. chuges and expenses. each wd every. shall be immediately dut and payable. whether or not there be notice,
~ demand, attempt to collect or wit pending; and the full amount of each and every wch paymrnt ~hall beu interest :rom the
~ date therrof until paid at the rate of ten per centum per annum: and all said coats. cliarges and espenus so incurred or paid,

~ tosether with such interest, shall be secured by the lien of this mortgagt.
