3. To keep said buildings, and any Which may ner~after be
~ ~r~cted upon said premises, insured against loss or damaqe by fire
~ and sucn other hazards or riske aa may be required by Mortgagee in
such amount or amounte as may be required by said Mortgagee, in such
j insur~nc~ canpany or co~apaniea as Mortqagee, its succeasora or assigns,
~ m~ty ~pprove, and to deliver to satd Mortqaqee, aa additional s~curity
€ hereto, ths policiea oi auch insurance and of any additional insurance

before any aucA inaurance shall expire. All insurance carried shall
be satisfactory to aatd Mortqagee. Any aum WhicB may become due under
any sucA policy may be applied by eaid Mortgagee, at its option, either
to reduce satd debt or to repair or replace the improveqnents covered ;
by aaid policy. Said Mortgagee may procure and substitute tor any and
all of the insurance so held as aforesaid, such other policy or policies
of insurance, in like amount, as it may determtne, provided Mortgagor
f~i~a to replace any such insurance within ten (10) days after being
~ notitied tnat the ineuring Company is no longer approved by Mortqagee.

~ payable to the holder ot the certificate of sale; and in such events
~ said Mortgagee is hereby authorized to collect the unearned premiwn
on any aucA policy it may cause to be cancelled, regardlesa ot whether ~
