20. Aad~e~t o[ Reatr, A~poistmeot ot Receiver. As additional security hereunder. Borrower hereby assigns to
Lender tbe rents of the Property. provided that Borrower ahall, prar to accekration under paragraph 18 heceof or abandoa-
ment of the Propecty. have the riaht to coliect and rctain such rents as they -become due and payabk.
Upon uceleration uader pvagnph 18 hereof or abandonment of the Pmperty. Lender shall be eatitled to have a
rcceiver appointed by a oo~ut to enter upon. take possession of and manage the Property and to colkct the nats of the
Property. includint thase put due. All rcnts collectod by the receiver shall be appliaf first to payment of the coats of
management of ihe Prope[ty and coliection of rcnu. including, but not limited to, rcceiver's fees. pnmiums on receiver's
bonds and reasonabk attorney's fea. and then to the sums socurod by this Mortgage. The rcceiver shall be liable to account
only for thome reats actually rxeived.
21. Ftitore Advasea. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage. may nuke Future Advances to Bomower. Such Future Advances,. with interat thercon. shal! be secured by this
Mortgage when evidenced by promissory nota stating that said notes are secured hereby. At ~no time shall the principal
amount of the indebtod~s secut+~d by this Mortgage, not including sums advanced in aocordance herewith to protxt the
