prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which would be the~ due under
this Mort~a~e. the Note and notes securing Futuro Advances, if any. had ta acceleration occurred; (b) Bonower cures
all breacha of any other oovenu~u or a~rcements of Borrower contained in this Mortgage; (c) Borrower pays all reasonable
expenses iacurred by I.ender in enforcing the covenants and agreements of Bonower contained in this Mortgage and in
enforcing Leaderb ramedia as provided in paragraph 18 hereof. including, but not limited to, reasoaable attomey': fces: and
(d) Borrower takes such action as l.ec~der may reuo~ably rcquire to auure that the lieo of this Mortgage. Lender'a interest
in the Property aad Horrower's obligation to pay the sums secured by this Mortgage shall continue uaimpaired. Upon ~uch
payment and cure by Borrower~ this Mortgage a~d the obligations securcd hereby shall remaia in fuQ force and eHect u if
ao accekration had occumed.
20. As~aweet ot Reabs Appoiatmcat ot Receiver.- As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of th~ Property. have the right to collect and retain such rents u they become due and payabk.
Upon acceleration under puagraph 18 hereof or abandonment of ~ the Property. Lender shall be entitled to have a
rcceiver appointed by a court to enter upon. take poasession of and manage the Property and to collect the rents of the
Pmperty. including those put due. All nnu collccted by the rooeiver shall b~ applied ficst to payment of the coats of
management of the Property and collectiun of rents, including, but not limited to. rceeiver's fees, premiums on receiver's
bonds and reasonabk attorney's feas. and then to the sums secured by this Mortgage. The receiver shall be liable to account
• only for those rents actually reoeived.
21. Foture Advaoca. Upon request by Borrower. Lender. at Lender's option within twenty years fwm the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thercon. shall be sccured by this
Mottgage when evidenced by promissory nota stating that said notes are secured hereby. At no time shall the principal
amouot of the indebtodness secured by this Mortgage, not including sums advanced in aocordaace herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS . . . . . . . . . . . . . . . . . . . . . . . . . . .
Z2. Rde~re. Upoa payment of all sums secured by this Mortgage. Lender shall releau this Mortgage without charge
to Borrower. Borrower sh~ll p~y all costs of recordation, if any. ~ ~
23. Attoraey's Fees. As uscd in this Mortgage and in the Note, "attorney's fees" shall include attorney's feas. if any,
which may be awuded by an appellate court.
