Mortgaqor covena~nts and agrees that it will at all times properly fer-
tilise,_.Rpray, water ~nd irriqate, cultivate, care for, maintain in a
productive condition all of the qrove now on said property or~hereafter
planted thereon in a huabandlike manner as said grovea are usually kept
in St. Lucie County, Florida. It shall be lawful for the mortgagee, his
heirs, successors, and assiqns, at all times durinq the continuance of
~ this security instrwaent~to enter upon said premises for the purpose of
inspecting the condition of said qroves. The prur~ing, hedqinq or re-
placement of citrus trees shall not be considered waste under the mort-
qage and the mortgaqor shall have full authority to remove and replace
citrus trees at any time. The failure to maintain the grove encwnbered
by the mortgage in accordance with the standards set forth in this para- ~
graph, shall constitute a default in the mortgage if such default con-
tinues for 30 days after written notice from mortgagee to mortgagor. {
