Lessee shall,,within sixty (60) days of the expiration of this 3
lease, notify Lessor in writing of Lessees' intention to renew. '

TWENTY-THIRD: Lessor, as builder of the demised premises, agrees ~ ~
to provide standard leasehold improvements, including restroom, fin- ~
ishc~d ceilinq.. liqhtinq and central heat/air conditioninq. In the ~
event Lessee desires particular additfonal leasehold improvements,
Lessor agrees to qive Lessee a credit for the cost of standard im- 4
provements which may be substituted or replaced and to construct such
additional improvements at Lessor's cost plus percentage of profit to
be agreed upon by Lessor and Lessee. ~

TWENTY-FOURTH: Lessor shall, at no cost to Lessee, furnish potabl j
water of sufficient quantity acceptable to Florida Department of ~
Environmental Requlation, a comm~ercial septic tank with grease traps,
central heat/air conditioniriq unit(s) with a total of six (6) ton s
capacity and electrical source of 220 volt sinqle-phase, 200 amps.
Lessee shall install its own water softener at its expense. ~
TWENTY-FIFTH: Lessor aqrees that it will not let or sub-let any
portion of Weg Shopping Plaza, Phase I or Phase II, to any delica-
tessen or sandwich shop during the initial five (5) year period of
this lease. ;
