THIS INDENTURE, made this 24th day of April , 19 7~ between

WITNESSETH:
That Grantor, for and in consideration of the sum nf TEN (510.00)
DOLLARS and other good and valuable consideration paid by Grantee, the
receipt of which is hereby acknowledqed , has granted , bargained , and sold to
Grantee and Grantee's heirs and assigns forever the followinq described real
prnperty situated, lying and being in St. Lucie County, Florida, to wit:
The Condaninium Parcel knov+m as Apartrnent 627C of
Phase III of HIGH POINT OF FORT PIERCE CONDOMINIUM
SECTION II (the "Condominium") according' to the Declara-
tion of Condominium thereof, recorded in Official Records
Book 304 at Pages 1396 thrdugh 1508 of the Public
Records of St. Lucie County, Florida as such Declaration
may have been amended -by any amendments thereLo
hereto filed in the Public Records of St. Lucie County,
Florida including, but not limited to, any amendment to
add the aforesaid Phase to the Condominiwn (if such
Phase be other than Phase I thereof).
Grantee, by acceptance hereof, and by agreement with Grantor hereby
expressly assumes and agrees to be bound by and to comply with all of the
covenants, terms, conditions and provisions set forth and conLained in the
aforedescribed Declaration of Condominium, including, but not lf~nited Lo, the
' obligatton to make payment of assessments for the maintenance and operation
` of _ the Condominium which may be levied against the above described Apart-
~ ment. Grantee expressly acknowledges the existence - of a Settlement Stipula-
; tton and Agreement for and Grant of Easements and Other Rights (the Settle-
i ment Stipulation") and a Declaration of Protective Covenants and Restrictions
~ (the "Protective Covenants") , as hereinafter set. forth . The Settlement Stipu-
~ lation provides for this Condaninium to be served by certain facilities of High
Point of Fort Pierce Condomfniwn Section 1 a~nd the Protective Covenants
~ provfdes for certain land use covenants upon the land areas described therein
(including, but not limited to, portions of the land. areas included within this
~ Condoaainium) and provides for certain drainage easements and other ease-
ments and rights including, but not limited to, the "Roadway Easement",
"Sewage System Rights" ,"Water System Rights" and "Future Development"
Property Drainage Easement", all as are more particularly described therein,
: all in additfon to the other matters set forth fn the Settlement Stipulation and
~ Protective Covenants, which other matters include, but are not limited to, the
~ obligation to pay certain "Assessments" as are respectively set forth in the
~ Settlement Stipulation and Protective Covenants . Grantee expressly acknowl-
edges and assumes the obligation Lo pay the amounts assessed against the
~ Apartment under both the Settlement Stipulation and Protective Covenants and
~ acknowledges that "Assessments" under both the SeLtlement Stipulation and
~ Protective Covenants againsi all properties now or hereafter included within
