prior to entry of a judgment enforcing this Mortsage if: (a) Bonower pays Lende~ all sums which would be then due under
this Mongaga. the Note and notes securing Future Advanca, if any, had no accekration occurrod; (b) Borrowet cures
all braches of any utber covenants or aarcements ot eormwe~ contained in this Monpte; (c) Bormwer pay~ all ressonaWe
expenses incurred by Leader in enforcing the covenaqts and agreements of 8orrovv~~ coatained in this Mortpge and in
enforcing Lender's temedia as pmvided in paragraph 18 hercof~ includi~g. but not iimited to. reasonable attorneyY fea: and
(d) Bomower taka such action u I.ender may reasonably rcquir+e to assurre that the lien of this Mortpje. Lender's interest ~
in tl~e Property and Bor[ower's obligation to pay the sums secured by this Mortgage shall contiaue unimpaired. Upon such

20. Adpme~t ot Rsata AppoiMs~t ot Receirer. As additional security hereunde~. Bortower hereby assigns to
Lender the ~ts of the Pmperty, providcd that Borrower shall, prior to sccek~ation under paragraph 18 heroof or abandoa-
ment of ihe Pmperty. have th~ right to colloct snd retain such reats ~ tbey become due snd payabk.
Upon accelemtion under paragraph 18 heroof or aba~donment of the Property. Lender ahsll be entitled to have a
receiver appointed by a court to enter upon, talce possession of a~d manag~ the Property and to colkct the nnts of the
Property. including those put due. All renu collected by the reaiver shall be applied Brst to payment of the custs of
maaagement of the Propeny and oollection of rents, includiog. but not limited to, roceiver's fas, premiums on receiver's
bonds and reasonabk attorney's fea, and then to the sums secured by this Mortgage. The receiver shall be IiaWe to aocount
only for those rents actually reaived. .
21. Frtiue Ad~asea. Upon rcquest by Borrower. Lende~, at Lender's option within twenty yeus from the date of this
Mongage. may make Future Advances to Borrower. Such Future Advances, with iatercst thercon, shall be secured by this
Mortgage when evidenced by promissory notes stati~g that said notes are secur+ed hereby. At no time shall the principal
amou~t of the indebtedaess secured by this Mortgage, not including sums a vp ~ps~gry J'~j~j ~ op~ ect the
security of this Mortgage. exaod the original amount of the Note plus U~[~~l ~/,(l~~~1•~
22. Rdeaea UpQa payment of all sums socured by this Mongage. Lender shall r~ekase this Mortgage without charge
to Bomower. Borrower shall pay all costs of recordation. if any. '
Z3. Adoraey's Fees. As used in this Mongage and in the Note, "attorney's fees" shall include attorney's foes, i[ any,
which may be awudod by an appellate court.
