no accelentan had oecurred.
20. Aadpo~t ot ReNr AppdMmeat of R~ceiver. As additional security hereunder. Bon~ower hereby assigns to
Lender the rcnts of the Property, provided that Borrower shali, prior to accelention under paragraph 18 heroof or abandon-
ment of the Property. have the right to collect and retain such rents a~ tbey become due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Lender shall be entitled to have a
receiver appointod by a co~rt to enter upon. take p~ssescion of and ma~age t6e Property and to colkct the nnis of the
Property. including thaae put due. All rcnts collectod by thc roceiver shall be applicd 8nt to puyme~t of the costs of
management of the Propeny and rnllection of rents, including, but not limited to, receiver's feu, premiumc on roceiver's
t~ds and reasonabk attorney's fea. and then to the sums secured by this Mortgage. The roceiver shall be liable to accou~t
only for those reats actually eeceived.
21. F~re Ad~ssc~s. Upon request by Bormwer, l.ender, at Lender's option within twenty years from the date of this
1?iortgage~ may make Future Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this
Mortgage when evideaoed by promissory notes stating that said notes are secured hereby. At no time shall the principal
amouat of the indebtedness securod by this Mortgage. not including sums advanced in aocordaaoe hertwith to protect the
security of this.Mortgage, exceed the original amount o[ the Note plus USS.
2i Rdea~e. Upc~ paymeat of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Attorsep's Fees. As used in lhis Mortgage and in the Note, "attorney's feex" shall include attorney's fces, if any.
which may be awuded by an appellate court.
