Lender the rents of the Property. provided that Bomower shall, prior to accekration under pusgraph 18 hereof or abandon-
ment of the Pc+openy. have the right to rnlloct aad rctain :uch rents sc tbey bocome due and payaWe. -
Upon aocekntion uader paragraph 18 heroof or abandonment of the Property. L.ender sha0 be entided to have a
roceiver appointed by a court to enter upon. take possession of and ma~age the Property and to collcet the rents o[ ihe
Property, including those past due. All rents collxted by the receive~ shall be applied first to- payment of the coats of
manageme~t of the Propeny and rnllection of rents. including, but not limited to. receiver's fees. premiums on receiver's
bonds and reasonabk attoraey's fees. and then to the sums socured by this Mortgage. 'I!K receiver shall be liable to aceount
only for ehose rents actually received.
21. ~re Aa~asc~s. Upon roquest by Borrower, Lender, at Lcnder's option within twenty yeus from the date of this
Mongage. may make Future Advanoes to Borrower. Such Future Advanca, with interest thereon, shall be secured by this
Mortgage when evideooed by promissory notes stating that said notes an secured l~ercby. .At no time shall the principal
amount of the indebtedness secured by this Mortgage. not including sums advanced in aooordanve herewith to protect the
security of this Mortgage. excocd the original amount of the Note plus USt. ..--r------r---r-r .---r.
22. Reieasa Upan paymeot of all sums secured by this Mortgage. Lender shall rclease this Mortgage without charge
to Borrower. Borrrnver shall p~y aU costs of recordatan, if any.
23. Altor~ep's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fces, if any,
which may be awarded by an appellate court.
