prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lende~ ~11 sums which would be then due under
this Mortgagc, the Note and notea securing Future Advanca, if any. had oo acceleration accurrcd; /b) Botruwer cures
all breacl~es of any other rnvenants or agraments of Borrower,contained in this Mongage; (c) Bnrrowcr pays all reasonable
expenses i~curred by Lender in enforcing the coveoants and agrcements of Borrower contained in this Mortgage and in
enforcing Lender': remedies as provided in paragraph 18 hereot, including, but not limited to, reasonable attorney's fea; and
(d) Borrower takes such acti8n as [.ende~ may reasonably require to assurc that the lien of this Mortgage, Le~der's interest
in the Property and Bon~ower's abligation to pay the sums secured by this Mongage shall co~tinue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hercby shall rcmain in fuil force and effect as it
no acceleration had occurnd.
20. Assi~ament of Reat~ Appointmeat ot Receiver. As additional ucurity hereunder, Borrower hereby assigns to
Lender the rents ot the Propeny, provided that Borrowe~ shall, prior to acceleration under paragraph 18 hereof ar abandon-
ment of the Property. have the right to rnllect and retain such rents as they become due and payable. ,
Upon acceleration under paragraph 18 hereof or abandonment of the Property, I.ender shall be entitled to have a
receiver appointed by a rnuri to enter upon, take posscssion of and ma~age the Property and ta collect the rents of the
_ Property. including thoae past due. All rcnts collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but not limited to. receiver's fees, prcmiums on receiver's
bonds and reasonable attorney's fees, and ihen to the sums secured by this Mongage. "R~o teceiver shaU be liable to account -
only for those rents actually received. •
2t. Fotnre Adwaca. Upon rcquest by Borrower, l.ender, at I_ender's option within twenry years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereo~, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of tF~ Note plus USS. . ~~-s~50•Q0 . . . . . . . . . . . . .
22. Rekate. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any_
23. Altorney's Fees. As used in this Mortgagc and in the Note. "attorney's fecs" shall include attorney's fees, if any,
which may be awarded by an appellate coun. .
