for themselves, their heirs and assigns, reserve the right to dedicate
the West 100 feet of the property described in said Warranty Deed recorded
in OR Book 63 at page 142 for a Qublic road. Said right of dedication has
succeeded to the Grantor in this Deed, and in like manner, said right and
reservation of dedication is transferred and assigned to the Grantee herein.

There is excepted from the property being conveyed certain .
lands heretofore conveyed to E. M. Stoner by the Grantees herein, such
conveyance being dated November 2, 1973, and recorded on November 2,
1973, in Official Records Book 220 at page 1434 of the Public Records
of St. Lucie County, a more particular description being as follows:
From the Southwest corner of Section 16 - Township 34 South - Range
40 East, run North along the west line of said Section 16 a distance
of 445.0 feet; thence run.South 880 40' East, 445.0 feet north of and
parallel to the South line of said Section 16 a distance of 330.0 feet
to the Point of Beginning of the land herein described:
From said Point of Beginning, continue running South 88° 40' East,
445.0 feet north of and parallel to the south line of said Section 16
a distance of 530.0 feet; thence run North O1° 20' East a distance of
575.0 feet; thence run North 88° 40' West a distance of 530.0 feet;
thence run South O1° 20' West a distance of 575.0 feet to the Point of
Beginning; SUBJECT TO a road and drainage easement along the South 60.0
feet of the parcel; and, SUBJECT TO a road and drainage easement along
the West 30.0 feet of the parcel; and also SUBJECT TO a navigable boat
channel along the north 25.0 feet of the parcel; containing 7.0 acres,
more or less, and all lying in Section 16 - Township 34 South - Range
40 East, St. Lucie County, Florida.
Attached hereto are certain easements created in the conveyance of the
aforementioned 7 acres within this Parcel Seven.
