PARCEL SEVEN r There is excepted from the property being conveyed certain lands heretofore conveyed to E. M. Stoner by the Grantees herein, such conveyance being dated November 2, 1973, and recorded on November 2, 1973, in Official Records Book 220 at page 1434 of the Public Records of St. Lucie County, a mare particular description being as follows: From the Southwest corner of Section 16 - Township 34 South - Range . 40 East, run North along the west line of said Section 16 a distance of 445.0 feet; thence run South 88~ 40' East, 445.0 feet north of and parallel to the South line of said Section 16 a distance of 330.0 feet to the Point of Beginning of the land herein described: From said Point of Beginning, continue ru~ning South 88° 40' East, 445.0 feet north of and parallel to the south line of said Section 16 a distance of 530.0 feet; thence run North O1° 20' East a distance of 575.0 feet; thence run North 88° 40' West a distance of 530.0 feet; thence run South O1° 20' West a distance of 575.0 feet to the Point of Beginning; SUBJECT TO a road and drainage easement along the South 60.0 feet of the parcel; and, SUBJECT TO a road and drainage easement along the West 30.0 feet of the parcel; and also SUBJECT TO a navigable boat channel along the north 25.0 feet of the parcel; containing 7.0 acres, more or less, and all lying in Section 16 - Township 34 South - Range 40 East, St. Lucie County, Florida.
