In the event that the said default is not cured within thirty (30) days of the mailing of said Notice, then and in that event the Buyer acknow- ~ ledges that he is forfeiting any and all equity which he may have theretofore had in the property, and the Seller is authoriaed to deal with the property as if this ~ contract had never been enteYed into.
