ail brwcha of any other covenants or agreements of Borrower contained in this Mortgage; (c) Borrower pays all reasonable
expenses incurred by I~ender i~ entorcing the covenants and agreements of Borrower contained in this Mortgage and in ;
enforcing Lender's remedia as provided in pacagraph 1 R hereof. including, but not limited to, reasonable attomey's fees; and ;
(d) Bonower taka such action as Lender may reaso~ably rcquiro to assure that the lien o( this Mortgage. Lende~'s interest
in the Property and Borrower's obligation to pay the sums secured by this Morigage shall continue unimpaired. Upon such ~
p~yment and cure by Boreower~ this Mortgage and the obligations secured hercby shall remain in fuil force and effect as if '
no accekration had occurrcd. '
20. Atai~nmeat ot Reatr Appoiatment ot Receiver. As additional sec~rity hereunder, Borrower hereby assigns to
Lender the rents of !he Property. provided that Borrowe~ shall, prior to accekr~tion under paragraph 18 hercof or abandon- ;
ment of the Property. have the right to collcet and retain such rcnts as they become due and payable. `
Upon acceleration under paragraph 18 hereof or at~andoament of the Property, I~ender shall be entitled to have a
receiver appointed by a cokrt to enter upon. take possession of and manage the Property and to collect the rents of the
Property. including those past due. All rents collectod by the receiver shall be applied first to Rayment of the costs o[
management of the Properiy and cotlection of rents, including, but not limited 10, receiver's fees, premiums on receiver's '
bonds and rcasonabk attorney's foes, and then to the sums secured by this Mortgage. The receiver shall be liable to account i
only tor thoae rents actualty received. . '
21. Future Advancts. Upon roquest by Borrower, Lender, at Lender's option within twenty years from the date of this +
Mortgage, may make Futurc Advances to Borrower. Such Future Advances. with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured. by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mongage..excoed the original amount of the Note plus USS. . ZQ s~OL1. 00 -
22. Rekase. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay 311 coats of recordation, it any.
23. Attorney's Fees. As used in this Mo: tgage and in the Note. "attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court. .
