4. That the proceeds therefrom be disbursed by the Clerk, first ~

to the mortgages and encwnbrances against the said property, second to ~
unpaid costs and fees awarded in the Final Judgment dated September 29, 1977, ~
then to fees and costs incurred in the partition and sale, and then, arLy ~
