2. DWELLING QUALITY AND SIZE: The living area of all build-
ings constructed or erected on any Lot, exclusive of porches and
garages, shall contain not less than One Thousand Five Hundred
(1,500) square feet for ~ one-story dwelling and not less than One
Thousand Eight Hundred (1,800) square feet for a building of more
than one story. It is the intention and purpose of this covenant
to assure that all buildings erected on Lots herein, shall be of
a quality of workmanship and materials substantially the same or
better than that wY?ich can be produced on the date these covenants
are recorded for the minimum permitted building size.
3. SETBACK LINES AND LOCATI ON OF BUILDINGS: No building
shall be located on any Lot nearer than fifty-five (55) feet to
the front of any Lot line nor to any side Lot line bordering a
street or Private Road. No~building shall be located nearer than
twenty-five (25) feet to an interior side Lot line. No ~uilding

~ on any Lot or any part thereof, having a total area of less than
